Asset Management of Lyppard Grange Properties Ltd

The Challenge

Working with an existing client and private property investor, GJS Dillon were instructed to take over the asset management of both Lyppard Grange and Brindley Place Centres in Worcester from the existing provider in December 2018.

Both Lyppard Grange and Brindley Place Centres are multi-tenanted sites with retail, offices and community uses. Lyppard Grange contains eight separate units and tenants whilst Brindley Place contains ten separate units and tenants both with busy car parking areas.

GJS Dillon were instructed the manage both service charges on these site as well as several units that were owned by the same client.

The Solution

GJS Dillon successfully transferred both sites with minimal disruption to both the Tenants and the Landlord at the December 2018 quarter day.

Since the transfer GJS Dillon have implemented several new initiatives onto both sites that have included annual tenant management meetings, parking control measures, planned and reactive maintenance and more regular communication and inspections.

GJS Dillon’s proximity to the site has also meant that any management issues are dealt with swiftly and due to the use of good quality local contractors reactive maintenance items have been minimised.

In December 2019 GJS Dillon were instructed to manage the remainder of this client’s property portfolio which consists of a further twelve properties throughout Worcestershire.
