Managing the Riverside Development in Kidderminster

On completion of the new £3 million leisure development known as Riverside in Kidderminster town centre, GJS Dillon were appointed by Exchange Street Properties to collect the rent and set up a service charge arrangement with respect to the three new tenants in the building (being Loungers, Bistro Pierre and Coffee #1), with one vacant unit.

Michelle Whitehead and the management team put together a comprehensive service charge schedule to cover the maintenance of communal areas, security, refuse collection and site maintenance together with a proactive maintenance programme utilising local contractors on the GJS Dillon approved contractors list.

The biggest challenge to Michelle and her team was to coordinate the considerable amount of deliveries to the three restaurants into what is a reasonably tight service yard to the rear which is shared with the neighbouring Weavers Wharf shopping development. Allocated delivery slots were made available to each of the tenants and on site security was put in place to marshal the yard area and to make sure that all of the delivery drivers keep to their allocated delivery time.
