GJS Dillon Moves Major Manufacturer Into Redditch Business Units

November 2015

Worcestershire commercial property consultancy GJS Dillon has acquired more than 7,500 sq ft of office and industrial space in Redditch on behalf of a major manufacturer and seller of compressed air systems.

Advised by John Dillon, managing director of GJS Dillon, which has offices in Worcester and Bromsgrove, Beko Technologies has taken a new 10 year lease on 11 and 12 Moons Park, Burnt Meadow Road, Redditch, B98 9PA, at a rent of £8 per sq ft.

11 Moons Park is a 3,875 sq ft modern business unit, with ground floor workshop and storage unit. 12 Moons Park is the adjoining 3,863 sq ft two storey office building. Beko Technologies will combine the two buildings into one unit and incorporate a customer centre on the ground floor of 12 Moons Park.

Beko Technologies develops, manufactures and sells compressed air components and systems worldwide to customers in the automobile, chemical, petrochemical, pharmaceutical, electronic, and the food and beverage industries. The company is relocating from Bromsgrove to its newly refurbished premises in Redditch.

Beko Technologies used GJS Dillon’s business relocation service to achieve its move, as high demand and lack of available stock has led to a shortage of industrial and office space in Worcestershire.

Mr Dillon says: “We worked closely with Beko to identify its present and future business needs, space and location requirements, and budgetary constraints. We then carried out a comprehensive search on and off the market for suitable property to present to our client.

Once Beko chose its preferred option, we negotiated the deal to acquire the property and we will be handling the re-letting of their Bromsgrove business units.”

Martin Potter, UK Managing Director of Beko Technologies says: “It was quite a difficult search due to our needs for both office and warehouse space. GJS Dillon took the time to understand our needs and help us shortlist suitable locations. Without the help and support of John Dillon, the process would have taken a lot longer and we would have made plenty of mistakes along the way without their guidance. It was first class support.”

“With around one third of Worcestershire businesses planning to move in the next two years, as part of their plans for growth, we expect many more companies to make use of our relocation service in the near future,” continues Mr Dillon.

“A business may only move a few times in its history, so its directors are not best suited to work out detailed property requirements, nor to search and negotiate for new premises on and off the market. In the same way, they are not best suited to negotiate with landlords or to sell a building.

“It is only by using the detailed market knowledge and expertise of a local chartered surveyor such as GJS Dillon that businesses can ensure that their growth plans can be fulfilled.”
