2026 Market Overview
Over the last 12 months, the industrial and warehouse market has once again demonstrated resilience, with take-up levels remaining positive and demand continuing to exceed supply across much of the county.
By contrast, the office market recorded historically low levels of take-up. Ongoing economic uncertainty, increased employment costs and caution amongst SME occupiers have contributed to reduced transactional activity.
Worcestershire’s economy remains heavily driven by SMEs. Many of the businesses we speak to daily are exercising caution, particularly around staffing levels and overhead commitments. As a result, expansionary office moves have been limited.
Where companies are transacting, they are doing so decisively, recognising the limited availability of quality stock and the need to act quickly when suitable accommodation becomes available.
