GJS Dillon secures sale of Hills Ford site in Malvern
We have completed the sale of the former Hills Ford premises at 169-171 Newtown Road, Malvern, to James Prosser Automotive, achieving a result that protects both the present use of the site and our client’s future interests.
Supporting a client’s next chapter
We assisted Hills Ford in acquiring a new purpose-built site in Worcester, and members of staff from the Newtown Road premises have since moved across to the new base. The move allows the business to integrate its operations into a larger area, but it left the Malvern property surplus to requirements. Hills Ford then asked us to advise on the best way forward.
Testing every option
Before recommending a route to market, our team assessed the full range of possibilities for the property. These included retaining the site in its existing form and exploring whether a residential scheme might unlock greater value.
After weighing the planning position, the likely costs and risks, and the prospects of success, our advice was to leave the property as it was. Its established use was its strongest selling point.
A successful outcome
That advice proved right. The site has been acquired by James Prosser Automotive, which will continue the current use of the property. It remains an operational motor trade site, and the sale was achieved without the delay and uncertainty of a speculative redevelopment.
Protecting future value with an overage agreement
Our work did not stop at the sale. We also negotiated an overage agreement on the property. If the site is ever redeveloped for residential use, Hills Ford will receive a share of the uplift in value. The client therefore benefits from the certainty of a sale now while keeping a stake in any future upside.
A holistic approach to commercial property
We support clients across the whole commercial property lifecycle, from acquisition and occupation through to disposal and beyond, adding value and protecting future interests at every stage.
“Hills Ford had a clear plan for its move to Worcester, and our job was to make sure the Malvern site worked just as hard for them. We looked at every option, including residential, but the right answer was to leave the property as it was. That delivered a successful sale, and the overage agreement means our client is protected if the site is redeveloped in the future. We take a long-term view with every client, not a sell-and-move-on approach.”
