Headquarters Office Premises in Redditch Sold for Future Care Home Development

A former college site in Redditch has been sold for over £3 million following the completion of a deal by commercial property consultancy GJS Dillon.


The property, Osprey House on Albert Street, is a headquarters office building set within a 1.7-acre site and extends to over 30,000 square feet. It was last used as an education facility in May 2022, and was vacated following the Heart of Worcestershire’s expansion of their Bromsgrove campus.


The site has been acquired by MACC Care Group, a care home operator founded by doctors two decades ago. The group has since grown into one of the Midlands’ leading providers of luxury care homes, delivering bespoke developments focused on elderly nursing, dementia and residential care.

The Redditch site is expected to be redeveloped into a care home that offers 98 bedrooms over three floors.  The proposed care home will be developed with state-of-the-art equipment and facilities, assisting with the considerable demand for elderly accommodation in Redditch.  The planning application form states that 60 full times jobs will be created.


GJS Dillon acted on behalf of the vendor and there was strong interest received for the property prior to completion. With the shift in office working patterns, demand for large headquarters office buildings has stifled with focus being on suitable space in modern developments for SMEs. Being able to approach alternative occupiers for Osprey House has enabled us to retain the site as employment space, whilst providing much needed accommodation within the care sector.
