The Situation

A modern, high-specification industrial and distribution facility at B200, Bramley Drive, Evesham, Worcestershire (WR11 1JH) was brought to market as a fully fitted, 80,236 sq. ft premises. Located within the established Vale Business Park approximately 2 miles south of Evesham town centre.

The unit comprises a warehouse of 68,138 sq. ft, two-storey offices totalling 7,900 sq. ft, and a mezzanine of 4,198 sq. ft. It is a highly attractive property,  but large for Evesham so it required targeted marketing on a local and national level.


Our Role

GJS Dillon acted on behalf of the landlord and previous occupier, Karndean – who relocated to a larger purpose-built premises adjacent, to secure a new tenant and manage the transaction through to completion.

Following agreement of terms with our joint agent Harris Lamb, the incoming tenant, Pavilion Broadway (a high-end furniture company with an existing showroom in Tewkesbury), instructed their building surveyor to prepare a Schedule of Condition (SOC).  GJS Dillon’s role also included reviewing this document on behalf of the tenant to ensure it accurately reflected the condition of the property at the point of letting.

In addition, GJS Dillon’s Property Management team were instructed to manage the new letting.


How We Helped

We implemented a focused marketing strategy to highlight the building’s key strengths, including its modern specification and strategic location.

By reviewing the SOC, we were able to provide the landlord with the reassurance that it was a true record of condition, to reduce the risk of future dispute.

Post-completion, our property management team assumed responsibility for the lease, with services including rent collection and carrying out regular inspections to ensure the property is well maintained and lease obligations are adhered to.


Outcome

GJS Dillon successfully marketed the premises and with the joint agents assisted in securing Pavilion Broadway as the incoming tenant, achieving a full letting of the property on behalf of the outgoing occupier Karndean and the landlord. The building is now occupied as a warehouse and distribution hub supporting their existing retail showroom operation in Tewkesbury.

The transaction was completed with a robust Schedule of Condition in place, protecting the landlord’s long-term interests, while our ongoing property management role ensures the asset continues to perform effectively.
