The Situation

A private client instructed GJS Dillon following agreement of terms to purchase Mortimer Hall, Kidderminster, a Grade II Listed property intended to serve as their new Head Office. As part of the acquisition process and pension requirements, a formal valuation was required for a Self-Invested Personal Pension (SIPP).

Given the building’s listed status and intended commercial use, it was essential to establish an accurate market valuation in accordance with RICS Red Book standards before the purchase progressed.


Our Role

GJS Dillon was appointed to undertake a formal RICS Red Book valuation of the property to support the client’s SIPP acquisition and ensure compliance with professional and pension fund requirements.

Our role also extended to providing strategic property advice following the valuation findings.


How We Helped

Following a detailed inspection, our valuation identified that the Grade II Listed property was in a poorer condition than initially anticipated. As a result, we concluded that the previously agreed purchase price exceeded the property’s true market value.

Acting on behalf of the client, GJS Dillon entered negotiations with the vendor, presenting evidence-based valuation advice and market analysis to support a revised position.


Outcome

Through extensive negotiations, we successfully secured a meaningful reduction in the agreed purchase price, ensuring the acquisition reflected fair market value.

The client was able to proceed with confidence, knowing the purchase met both SIPP compliance requirements and represented a sound commercial investment aligned with the property’s condition and market position..
