Protecting a landlord’s position at lease expiry.
Case Study
The Situation
In 2023, Moreton Business Park, Herefordshire required a series of Schedule of Condition surveys to document the state of various warehouse units prior to new lease agreements. The goal was to protect the landlord’s long-term asset value and reduce the risk of disputes at the end of leases regarding damage, alterations, or dilapidation claims.
Our Role
GJS Dillon was appointed by the landlord to act as the professional building surveying partner. Our role was to:
Conduct detailed inspections of each unit prior to the start of new leases.
Record the internal and external condition of all buildings comprehensively.
Produce professional reports and photographic evidence, including aerial drone imagery, to ensure full transparency for lease agreements.
Additionally, we provided supplementary services including Dilapidations Surveys and Roof Defect Reports to support proactive maintenance planning and long-term asset management.
How We Helped
Our approach included:
On-site inspections: Thorough, detail-oriented surveys to capture every aspect of the units’ condition.
Comprehensive reporting: Clear, structured reports with high-resolution photographs for both internal and external areas, including roof elevations.
Supplementary advisory support: Identifying potential lease liabilities, structural concerns, and maintenance issues to support ongoing management and negotiations.
Our services gave the Moreton Business Park team a robust foundation for lease agreements, ensuring clarity between landlord and tenant while mitigating future risks.

By delivering high-quality Schedules of Condition and additional surveys, GJS Dillon helped Moreton Business Park:
Protect the value of their commercial estate.
