Reinstatement Cost Assessment for insurance purposes – The Tudor House, Bromsgrove
Case Study
The Situation
The Tudor House, located at 1–3 New Road, Bromsgrove, is a historically significant property dating back to 1572. Formerly known as The Hop Pole Inn, the building was originally constructed as a private residence before evolving through various uses over the centuries, including an inn, retail premises, and later banking accommodation.
The building holds considerable heritage value, having been dismantled from its original High Street location and carefully re-erected in New Road following strong community efforts to preserve it. Due to its age, historic construction methods, and unique character, an accurate reinstatement cost assessment was required to ensure appropriate building insurance cover.
Our Role
GJS Dillon was instructed to undertake a detailed inspection of The Tudor House and prepare a reinstatement cost assessment for building insurance purposes.
Our role was to evaluate the full cost of rebuilding the property in the event of total loss, taking into account its historic fabric, specialist materials, and traditional construction techniques.
How We Helped
Our Building Surveying team carried out a comprehensive on-site inspection of the property, carefully assessing its size, construction, condition, and heritage features.
Using specialist knowledge of historic buildings, we prepared a robust reinstatement cost assessment that reflected the true cost of reconstruction, including allowances for professional fees, demolition, and compliance with modern regulations while preserving the building’s historic character.
Throughout the instruction, we maintained clear communication with the client and delivered the report efficiently to meet their insurance requirements.
Outcome
The client received a detailed and reliable reinstatement cost assessment, enabling them to secure appropriate building insurance cover with confidence.
The report was delivered within the required timeframe and provided reassurance that the property’s unique historic value had been properly considered. The client praised both the quality of the report and the professional, personable approach taken throughout the instruction by GJS Dillon’s Building Surveying team.
Client feedback
