The Situation
Mapei UK Ltd, a leading manufacturer of chemical products for the building industry, was experiencing continued growth in the UK and needed a new warehouse and distribution facility near their existing Halesowen manufacturing plant. The company’s objective was to consolidate operations, improve efficiency, and replace three existing leasehold sites with a single, larger facility.
Finding a suitable warehouse was challenging due to the limited availability of large, high-quality industrial units in a competitive market. Mapei required a facility that could meet operational requirements and support future expansion.
Our Role
GJS Dillon was instructed to lead the leasehold acquisition on behalf of Mapei UK Ltd. Our responsibilities included:
Identifying suitable warehouse and distribution properties in a competitive market.
Advising on property condition, surveys, and dilapidations matters.
Managing negotiations with landlords, exiting tenants, and legal representatives.
Supporting Mapei in aligning the acquisition with their strategic operational goals.
Adam Jones, who had worked with Mapei UK Ltd since 2008, led the acquisition, while Rob Cant provided specialist advice on building condition and surveys.
How We Helped
Conducted an extensive search and shortlisted potential warehouse options.
Presented viable options to the Mapei board for review.
Undertook initial surveys and discussions with landlords to assess suitability.
Coordinated with Indurent (landlord), Pallet Track (exiting tenant), and legal teams to facilitate a smooth transaction.
After thorough due diligence, Mapei selected Titan 10, Wolverhampton, a 267,066 sq. ft. warehouse and distribution facility, as the ideal property for their operations. GJS Dillon guided the client through the leasehold acquisition process from offer to completion, ensuring all operational and strategic requirements were met.
Outcome
Mapei UK Ltd successfully acquired Titan 10, Wolverhampton, taking occupation on 1st December 2025.
The acquisition replaced three previous leasehold sites, allowing Mapei to consolidate warehousing operations under one roof.
The facility supports future growth, operational efficiency, and strategic expansion in the UK.
