The Situation

In June 2015, Maximus, a privately owned Worcester-based development and investment company, appointed GJS Dillon to manage the 42,000 sq ft Wildwood Triangle office park. The site comprised five self-contained, modern office buildings near County Hall, Worcester, developed in 2005/06.

Prior to GJS Dillon’s appointment, several operational issues had arisen, including problems with the security barrier, intercom, landscaping, and parking. Tenant satisfaction was low, and the previous management had left several service charge and contract matters unresolved.


Our Role
GJS Dillon was tasked with taking over service charge management and overseeing the retained units at Wildwood Triangle. Our goal was to ensure a smooth transition from the previous national surveying practice, address existing operational challenges, and restore tenant confidence in the management of the site.


How We Helped

  • Facilitated a seamless transition on quarter day, June 2015 with minimal disruption to both tenants and the landlord.

  • Quickly addressed operational issues by meeting with current contractors and, where necessary, replacing them with high-quality local providers.

  • Reviewed and enforced all existing contracts and service level agreements (SLAs) to improve performance and accountability.

  • Established a tenant liaison group to maximize the use of parking spaces and coordinate the security barrier, intercom system, and CCTV coverage.

  • Implemented a proactive tenant management program, including regular meetings, site visits, and ongoing communication to rebuild relationships and ensure satisfaction.


Outcome
GJS Dillon successfully stabilized the management of Wildwood Triangle, transforming tenant experiences from dissatisfaction to satisfaction. Operational issues were resolved promptly, service standards improved, and the landlord benefited from more efficient contract management and site oversight. The site was effectively managed, creating a secure, well-maintained, and tenant-friendly environment.
